for your engineering needs covering site development potential or problems,

Subdivision:
Knight, McGuire & Associates, Inc. can provide for land planning
services or given a conceptual land plan we will guide the client through
development process of evaluating feasibility, concurrency, planning &
zoning approvals, local, state & federal permits as necessary, prepare
construction documents, bidding, construction inspection and final plat
recording at completion of work. KMA has a wide range of subdivision development
experience ranging from splitting single parcels of land in two, to golf course
community development for 400 ac. plans & creation of separate

Site Plans:
Knight, McGuire & Associates, Inc. has experience in
individual site plan development ranging from parking lot expansion to regional
malls. We will work closely with developers & architects to obtain require
planning approvals & permits necessary to develop sites. Typical work
involves site plan approvals, permits, construction documents inspection during
construction. KMA generally acts as owner represent during construction for site
work.
Golf Courses:
We have worked on golf courses integrated with a community
development plan, stand-alone golf courses, and re-design of existing or older
courses. Knight, McGuire & Associates can provide site plan approval, storm
water and consumption usage (groundwater) permitting, earthquake estimations,
bid documents and construction inspection for golf course development. We have
worked with client selected course designer and can also coordinate course
design as necessary. We have a particularly keen interest in golf course
development and look forward to engineering stormwater plans that are
appreciated for many years by the owners and superintendents whom will be
managing our designs.
Developments of Regional Import:
Knight, McGuire & Associates, Inc. has experience in developing
and managing Developments of Regional Impact (DRI) and obtaining Preliminary Development
Order, minor modification and substantial deviation or defined in Florida
Statutes and Department of Community Affairs rule. There is a wide range of
subject matter to be addressed for DRI's and Knight, McGuire & Associates
has the expertise to handle the majority of the scope and to coordinate
sub-consultants (Attorneys, Biologists, Traffic Engineers, Housing Experts,
Environmental and Soils Professionals, etc.) as necessary to address special
ones and control scope of work and cost to obtain DRI approvals. We look forward

Land Planning:
Knight, McGuire & Associates has experience in conceptualizing
your project plan. This is usually the most creative phase of a development
process and results in concept development plans, which have engineering and
land use principals built for feasibility analysis and project economics. KMA
also gladly works with client selected land planner or architectural land
planner to review feasibility aspects of a plan for example: comprehensive plan,
zoning, lot sizes, approval process, cut / fill balance, flood zones, utility
service availability, infrastructure cost, access considerations, drainage
requirements, etc.

Our feasibility studies identify problems or restrictions on the development
of the property that may effect reasonable economic or practical feasibility for
development.
Coastal Projects:
Knight, McGuire & Associates, Inc. designs and structural
requirements for state of Florida Department of Environmental Protection, Division
of Beaches & Shores Coastal Construction Code. Any structure proposed
seaward of the state coastal construction control line is subject to permitting
requirements of the state. Knight, McGuire & Associates, Inc. have
experience designing & permitting many coastal projects from Palm Beach
County to Brevard County. Generally projects are required to be constructed on
piling foundation, elevated above 100 year storm event wave impacts, restricted
in shore parallel development width and required to be set back to the
established line of development along the coast in your area. We can guide your
architect to design within state guidelines to achieve permittable coastal
structures and site development. We have at all times numerous coastal projects
and have some efficiency in establishing a working relationship with the Florida
Department of Environmental Protection officials.
Local Planning:
Knight, McGuire & Associates, Inc. has a personal approach to
development planning and approval, we will prepare your plans and meet with
appropriate development officials to expedite review process, and attend
numerous review sessions as necessary to insure smooth approval processing of
your development plans. We encourage our clients to attend certain planning
review meetings for planning staff to relate to an individual and for client to
get a feel for approval review process. The ordinances for development are not
difficult to comply with, however, if approval is dependent upon public hearings
(planned development, process, rezoning, etc.), Knight, McGuire & Associates
will advise of additional efforts which may become appropriate.
